How to pay cash when you don't have cash!


Our Policies

Unlike many wholesalers, we've thought long & hard about how to make sure we sell the best deals around.  Much thought has gone into the formulation of these policies.  If you don't like 'em, get your own wholesaling business!

1. Except in very special circumstances, we won't sell you your first deal:  Cry all you want, but if you haven't yet done a deal look elsewhere. First, there are a lot of wholesalers who seem to specialize in selling new investors "great" deals.  Sometimes this is an honest transaction, sometimes it is the new fish getting fleeced (fish/fleeced???).  We prefer to err on the side of caution and protect our reputation by avoiding the whole situation.  Secondly, an experienced investor is going to look at the house the same day (or hour) he hears about it and will make a decision in the time it takes him to walk through.  He won't need days on end to ask his spouse or consult his cat or talk to his ex-brother-in-law in Milwaukee who once came close to buying a rental.  If you think you have special circumstances and/or experience that should exempt you from this rule, let us know in the "other things we should know" section of the buyers form.

2. Unless otherwise stated, you must pay cash for our deals:  For most of our deals you must have cash or a line of credit or a private lender or some way to come up with the purchase price in 10 days or less.  Get Cash  There are times when we can carry financing or have time for you to get conventional financing.  This is not very common.  

3. We will never lie to you about market value of a property or the repair costs, still, we insist that you get your own numbers:  We will give you our honest, experience proven opinion of after repaired value and repair costs on any piece of property that we are selling, but don't ever take anyone's numbers as gospel.  Check for yourself!  We know you like us, we know you trust us, but this is not friendship, this is business and in business there is a proper way to do things and that involves independent verification.

4. We give ten percent of our wholesaling profit to charity:  No, you are not a charity.  You may, however, suggest a favorite charity for the donation from any deal you buy.  We will try to honor you request as long as it is not conflict with our strong libertarian/capitalist principles.

5. We guarantee our deals:  We will buy back a house for what you have in it, IF you have followed our suggestions.  Go back and read that last sentence again, "IF you have followed our suggestions" is the critical part here.  Do what we say and every deal we sell will turn out to be a great one, we guarantee it.  Ask another wholesaler if they'll do that.
